Estimates and diagnostics

  • Phone or online estimates are non-binding and based on limited information.
  • Final pricing may require on-site diagnostics, inspection, or additional details discovered during service.
  • We may recommend repair, replacement, or alternative options based on safety, code requirements, and practical outcomes.

Important: Plumbing conditions can change once work begins (hidden leaks, corrosion, past non-code work, blocked access, brittle fittings, etc.). If the scope changes, we’ll explain options and any related pricing before proceeding.

Scheduling, Access & Cancellations

Appointments

Appointment times may be provided as windows due to traffic, job complexity, and emergency calls. We’ll make reasonable efforts to arrive within the scheduled window and to communicate delays.

Access & Site Conditions

You are responsible for providing safe, timely access to the work area (including pets secured, clear workspace, and water/electrical access as needed). If access is not available or conditions are unsafe, we may reschedule.

Cancellations and rescheduling

If you need to cancel or reschedule, please notify us as soon as possible. We reserve the right to charge a reasonable trip or service fee for late cancellations or no-shows where applicable, especially for reserved emergency or same-day windows.

Pricing & Payments

  • Pricing may be provided as a flat-rate scope, time & materials, or a hybrid approach depending on the service.
  • Payment is due upon completion of work unless otherwise agreed in writing.
  • You are responsible for applicable taxes, permit fees, and inspection fees (if required for the project).

Additional work or parts

If additional repairs, parts, or code-required changes are needed, we will communicate the updated scope and price. We will not proceed with material changes without your approval, except where immediate action is required for safety (e.g., active leak causing damage) and you are unavailable, in which case we may take reasonable steps to mitigate damage.

Workmanship & Warranty

We stand behind our workmanship. Any workmanship warranty applies only to the labor we performed, under normal use and proper conditions. Manufacturer warranties (if any) may apply to parts, fixtures, or equipment and are separate from our labor.

Warranty exclusions

  • Issues caused by misuse, neglect, improper maintenance, freezing, corrosion, or abnormal water pressure.
  • Work altered by third parties or conditions created by prior non-code or failing systems not addressed in our scope.
  • Pre-existing issues in adjacent plumbing or fixtures not included in the approved scope.

If you believe there is a workmanship-related issue, contact us promptly. We may require photos, access for inspection, or additional diagnostics to confirm the cause.
